We coach our clients and help them to understand exactly what work needs to be done upon closing, which allows ample time to line up the work to be completed. We provide estimated renovation quotes and help pair you with the perfect contractor based on your project specifications; or perform the work ourselves to bring you additional savings.

The Process

Here is a general overview of the timeline involved in purchasing a property. It's essential to work closely with real estate professionals, like Wessels Realty and Tax Advisors to stay organized and educated throughout the process.

  • How many units? How many bedrooms? Parking? Interior/Exterior Quality? Renovation or Turn-Key? Towns/Neighborhoods?

  • Your possible loan options will depend on down payment, construction vs. conventional loan, location, total unit count, owner occupancy, income and more.

  • We will advise and refer you to work with low cost/low rate lenders. We have a network of lenders that we work on our own transactions, who want to keep more money in your pockets.

  • If the property meets the appropriate criteria, it’s time to run some numbers. We use a custom detailed property analysis and walk you through all projected monthly expenses.

  • If the numbers work, we will visit the property and understand the future investments needed; both how much and when. This is critical to understanding the true value of the home.

  • Upon successful evaluation of the financials and condition of the property, we would be ready to offer.

  • Your offer is accepted! Yay… now what?

  • Following the offer, an inspection of the property may occur. For our clients, we provide you information that can allow you to waive the inspection due to our experience and knowledge. This puts you in a more competitive position to win offers.

  • You will then have 5-7 business days to get this done and we will assist as much as is needed.

  • You will work with an attorney and our team to get a certified contract together that will protect you throughout and after you close on the home.

  • Your lender will hire an independent appraiser to value the property at true market value. The home will need to appraise at the price for which you offer on, in order for your lender to approve you.

  • Your chosen lender will perform their due diligence and effectively confirm that you meet the financial guidelines they set out.

  • You will be responsible for selecting which insurance carrier you would like to go with. Hint: You will select the cheapest one! We work closely with insurance agents who get better deals than if we (buyers) sourced them individually.

  • You sign the papers and own the house!
